The dark streaking that runs down a roof in this climate is gloeocapsa magma, an algae that feeds on the limestone filler in asphalt shingles. It spreads downward with rainfall, which is why streaks run vertically and why the shaded side is usually worse.
A pressure washer will take it off, along with the granules that protect the shingle from UV. That is why we soft wash roofs. Solution is applied at low pressure, left to work, and rinsed. Nothing scrubs the surface and no granules are stripped.
Metal roofing is treated the same way for a different reason. Panels hold organic growth in the seams and ribs, and high pressure can force water under the laps and damage the finish.

Will roof cleaning void my shingle warranty?
Soft washing is the method most asphalt shingle manufacturers point to for removing algae, precisely because it does not disturb the granule layer. Pressure washing a shingle roof is what causes warranty problems. If you have specific manufacturer guidance, send it through and we will work to it.
How often does a roof need cleaning?
Much less often than a house wash. Most roofs around Jacksonville run several years between treatments. If streaking has returned within a year of a previous cleaning, that usually means the growth was removed from the surface rather than treated.
Do you walk on the roof?
