Commercial & multi-family
Commercial exterior cleaning in Jacksonville, NC
Apartment communities, HOAs, retail centres, offices and facility sites. Written scopes, staged around occupancy, insured with a certificate available before work starts.
How we scope it
A commercial number has to survive a budget meeting.
The person who walks the property with us is often not the person who approves the spend. So the scope has to be readable by someone who was not there.
A residential quote can be built from an address. A commercial site cannot, because the cost driver is rarely square footage — it is access, staging, traffic, water supply, and how much of the work has to happen outside operating hours.
We walk the property, then write a scope that says which buildings, which elevations, which concrete, which shared areas, and on what schedule. It can be phased by building or by area so it fits across budget cycles.
- Written scope broken down by building or area
- Pricing that can be phased across budget periods
- Certificate of insurance issued before mobilisation
- Work staged so the property stays open and usable
- One point of contact from walk-through to completion
- Recurring programmes for properties staying ahead of buildup

Commercial Pressure Washing
Commercial work is a scoping problem before it is a cleaning problem.
What this involves
Apartment Complex Cleaning
On an occupied community, how the work is staged matters as much as how it is cleaned.
What this involves
Multi-Family Property Cleaning
Condo and HOA work has a different decision process, and a scope written for a board has to survive a meeting.
What this involves
Breezeway Cleaning
Breezeways are covered, which people assume keeps them clean. It does the opposite.
What this involves
Stairwell Cleaning
Stairwells are the highest-traffic and highest-risk surface on a multi-family property.
What this involves
Commercial Concrete Cleaning
Commercial concrete is measured in how it looks from a car at twenty miles an hour, and from two feet away at the door.
What this involvesDumpster Pad Cleaning
A dumpster pad is the one area on a property where cleaning is about odour and compliance, not appearance.
What this involvesStorefront Cleaning
A storefront is judged in the few seconds between a customer parking and reaching the door.
What this involvesShopping Plaza Cleaning
A retail centre has many tenants and one shared impression, which is usually formed in the parking lot.
What this involves
Clubhouse & Office Cleaning
The clubhouse is where a prospective resident makes up their mind, and it is usually the first building they touch.
What this involves
Gas Station Canopy Cleaning
Fuel stations have a specific problem: the concrete is saturated with hydrocarbons, and water does nothing to it.
What this involvesParking & Garage Cleaning
Parking structures are mostly a logistics exercise — the cleaning is straightforward, keeping the facility open is not.

Commercial questions
Do you provide a certificate of insurance?
Yes. We carry Workers' Compensation and General Liability, and we can have a certificate issued naming the property or management company before work begins.
Can you work outside business hours?
Yes. Storefronts, plazas and fuel sites are often better done overnight or early morning. Out-of-hours work is priced differently from daytime work, so raise it at walk-through.
How do you handle occupied apartment communities?
Building by building, with notice to residents, signage on wet areas and a sequence agreed with management in advance. Access to units is maintained throughout.
Can a large property be phased across two budget years?
Yes, and it is common. We write the scope by building or by area with pricing attached to each, so it can be split however the budget needs.
Do you take on recurring cleaning programmes?
That is a significant part of the commercial side. Properties on a schedule generally spend less than properties that let buildup accumulate and then pay for a heavy restoration wash.
Book a property walk-through.
Tell us about the site and we will come out, scope it properly and put a written number to it.
